PETS

Pets are residents, too! We allow two furry friends per home.

There is a non-refundable, one-time pet fee of $350 and a monthly pet rent of $30 per cat and $50 per dog. The fee and rent are per pet.

No! Big or small, we welcome most dogs at Yorktown. Breed restrictions do apply - see the next question for more information.

We welcome most breeds of dogs. However, because certain dogs do not thrive in a community environment, we cannot accommodate the following breeds, dogs resembling these breeds, or mixes of these breeds: Akita, American Staffordshire Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler, Belgian Malinois, and Wolf Hybrid.

SMOKE-FREE LIVING

Our community is a breath of fresh air. With every lease agreement comes a commitment to absolutely no smoking of any kind anywhere on the property, so you and your lungs can thrive.

PARKING AND STORAGE

Yes! We offer a vairiety of parking options for your convenience:

Underground Garage: $100

Roof Deck Parking: $70

Lot: $30
Parking is available for residents in buildings 5-6 on a first-come, first-served basis in our private parking lot.  Permit required.

Premier Parking: $55
Reserved, premier parking spaces are available for building 5 residents in our private parking lot. Uncovered spaces are $55 and garage spaces are $120. 

Your gear is important to us! 

Bicycle Storage: $5 per month

3x5 Storage Cage: $20 per month

100 sq ft Storage Room: $100 per month

 

LEASE INFORMATION

We offer select lease terms of up to 24 months with longer leases available upon request. Please reach out to the leasing team for details. Price range is based on lease length and specific move-in date.

For your convenience, the best way to make all rent and utility payments is via Automatic Clearing House (ACH) debit. This is the easiest, no-hassle way to ensure your rent is paid on time. We also offer the ability to pay with Visa, MasterCard, Discover, American Express, MoneyGram, or personal check and money order for a fee.

We are smoke-free and proud of it!  Smoking is prohibited in your apartment home, your building and all common areas. This includes all community grounds and vehicles on community grounds. Enjoy the fresh air!

Security deposits or holding fees are refundable when certain criteria are met. Ask the leasing team for details.

Liability coverage is required to live at our community. You are pre-approved through our preferred provider, Assurant, and pay with your rent. For quotes from Assurant please visit www.myrentersins.com or call 877.826.8203.

EARLY DEPARTURES OR TRANSFERS

If you are active military and receive PCS or deployment orders, we'll be glad to release you from your lease. All we need is proper written notice and supporting documentation in accordance with the Servicemembers Civil Relief Act (and, if applicable, its state law counterpart).

You can move into another Air community without breaking your lease! We offer coast-to-coast transfers to another Air community. Security deposit and other fees may apply - ask for details.

If a new roommate moves in, he or she must fill out an application and qualify.

If a roommate moves out, the remaining leaseholder will need to re-qualify.

APPLICATION INFORMATION

Just yourself! Our online application makes it simple and easy. Each person 18 or older who will be living in the apartment home will need to fill out an application. You may be asked for documentation of your income, identity, or other supplementary information after the application is submitted.

In general, income must average 3 times the monthly rent for prospective residents; however, those requirements may differ depending on source of income.

We gladly accept guarantors. Must have an average income of 5x the monthly rent and be a U.S. citizen.

Anyone over the age of 18 that will be living in the apartment home and guarantors (co-signers).

Two people per bedroom (except children under 24 months; they are exempt from occupant counts).

We screen for criminal background consistent with applicable law, and applicants may be disqualified based on history after a holistic review. 

We screen for previous evictions consistent with applicable law. We also consider a range of factors as permissible under applicable law, including negative payment history, past or current bad debts, liens, bankruptcies, or judgments.  Depending on individual circumstances, an applicant may be disqualified. Employment verification may also be performed. We adhere to the Fair Credit Reporting Act (FCRA) and other applicable law.

We do business in accordance with the Federal Fair Housing Law as well as all state and local laws. All applications and renewals are considered without discrimination on the basis of any class protected by applicable laws, including but not limited to source of income.
